Payment Terms 

To secure a booking at THE BEACH HOUSE MYKONOS, a 40% deposit of the total holiday rental cost is required. The booking will be considered valid once we receive this amount, the online booking form is completed, our rental terms are accepted or signed, and a booking confirmation is sent to you via email.

The balance is due 30 days before the commencement of your stay. For bookings made within 30 days of the stay, the entire rental cost must be paid upfront.

Failure to pay the balance by the due date will lead to the cancellation of the booking, and any applicable cancellation charges will be retained.

• Your selected dates will be held for 48 hours, during which time you should email us proof of payment.

Credit/debit card (Visa, Mastercard, Maestro, Diners)

All payments made using the card are processed through the electronic payment platform of “Nexi e-Commerce” of Nexi Payments Greece S.A. which uses TLS 1.2 encryption protocol encryption with 128-bit (Secure Sockets Layer – SSL). Encryption is a way of coding the information until it reaches its recipient, who will be able to decode it using the appropriate key.

Please note that credit/debit card payments incur an additional card processing fee. This fee has already been included in the total amount of your booking, as shown in the ‘BOOKING SUMMARY’ under the ‘BOOK NOW’ section of the website, following the completion of our form. You have the option to exclude this fee from the total amount by entering the ‘NOCARD’ code in the ‘EXCLUSIVE OFFERS’ code box at the end of the online booking form. Then, select the first payment option (‘By Bank Transfer/Enquiry’) under the ‘Payment’ section of the online booking form. If you wish to finalize your booking, please proceed with the payment of the deposit by direct bank transfer. Your selected dates will be reserved for 48 hours until we receive your proof of bank transfer via email. If we do not receive proof of payment within 48 hours, your selected dates will be released.

Cancellation Policy 

Cancellations must be communicated to us via email by the main renter of the booking.

Cancellations made more than 90 days before the check-in date will result in a full refund of the deposit and any payments made.

For cancellations less than 90 days before check-in, the booking deposit and any other payments made will be non-refundable.

The BEACH HOUSE MYKONOS reserves the right to cancel any reservation and provide a full refund in cases of unforeseen weather conditions, Acts of God, property damage, or other situations leading to forced unavailability of the property. In such events, THE BEACH HOUSE MYKONOS may offer to relocate the Guests to an alternative accommodation within the area, subject to the Guests’ prior consent.

It is important to note that in instances of cancellations arising from external factors, such as Acts of God or Force Majeure, THE BEACH HOUSE MYKONOS bears no responsibility for any consequential damages resulting from such cancellations (including, but not limited to, loss of tickets, additional charges, etc.). Therefore, no claims related to such consequential damages will be entertained or compensated.

Property Policies

Our property is part of a family-owned residential complex. It’s a joyful place of relaxation, so we kindly ask our guests to be mindful of the Greek summer off hours and your neighbours. Parties are not allowed.

The BEACH HOUSE MYKONOS is a smoke-free environment. If you must smoke, please do so outdoors and use the ashtrays provided.

Our property is best suited for families, couples, and small groups of friends who seek a joyful and tranquil place to relax. For groups of friends, we typically ask that at least half of the group members are 30 years of age or older. Exceptions may be considered, please advise us in advance.

Pets are welcome upon request and subject to specific conditions that guests must agree to before booking. Please inquire for more details.

While our home is suitable for children, toddlers and young children should always be supervised, especially near the swimming pool area and terraces.

Residential Purposes

Leasing of the villa is solely for the residential housing of the agreed Guests for the specific period and for no other use unless otherwise agreed with THE BEACH HOUSE MYKONOS. Although renting villas for accommodating sex workers and their practice is not uncommon in Mykonos, it is illegal and strictly prohibited on our property.

The total number of Guests cannot exceed the number identified in this agreement (8 persons) or on THE BEACH HOUSE MYKONOS’s website. No additional people beyond the maximum occupancy of the property are allowed at any time, unless agreed with THE BEACH HOUSE MYKONOS in writing.

Passport details of all Guests are required at the time of booking or, at the latest, upon arrival. Weddings, receptions, events, and other similar functions including catering and chef services will require written permission in advance, as well as other requirements and fees deemed necessary by THE BEACH HOUSE MYKONOS.

Security Deposit

The security deposit is a sum of money given by the Guest during the check-in process of the villa as a safeguard against damages to the property. This sum is refunded in full, minus any charges for the cost of any damages that may have occurred during the stay.

If payment is made in cash, the deposit is refunded at check-out following an inspection of the property. If paid by card, the refund will be processed within 5 to 14 business days.

While we endeavor to inspect the property as thoroughly as possible at check-out, time constraints may limit the extent of these inspections. Should any damages be discovered immediately after your departure, we reserve the right to claim additional charges against the security deposit. We will retain the necessary amount from your card refund, or request additional payment if the initial deposit was paid in cash.

Please be assured that our claims are made in good faith. To prevent disputes and ensure transparency, we routinely take photographs of the property before and after each reservation. We also encourage guests to promptly report any damages or losses they incur or encounter during their stay, as this assists in swiftly resolving potential disputes.

Compliance and Termination

Failure to comply with any of the above, or any subsequent terms, may result in the immediate termination of the leasing agreement, forfeiture of the entire amount of the stay (excluding the security deposit if no damage is present), and the forceful vacating of the property by the Guests.

Property Access and Inspections

THE BEACH HOUSE MYKONOS or its Villa Manager reserves the right to enter the property for inspection at all times with reasonable notice to the Guest. Supporting personnel (maid, cleaning staff, pool maintenance staff) can enter the property at pre-agreed times.

Guests are reminded that the agreed timetable for daily housekeeping (daily maid service) is to be kept stable throughout the stay (please discuss any changes with the villa manager during check-in). Should you not require our services (daily maid) at the pre-agreed time, we cannot guarantee rescheduling for the same day at a different time.

Exclusions from Rental Price

Main food supplies (groceries, meat, vegetables, etc.), alcoholic drinks, bottled water, or other supplies are NOT included in the rental price.

Rental Period and Overstay Charges

The rental day ends at 10:00 AM. Guests staying after 12:00PM will be charged a half-day rental. Guests staying after 17:00 PM will be charged a full day’s rental.

Property Condition and Cleanliness

Properties are expected to be handed over tidy and clean. An additional cleaning fee may be deducted from the security deposit if the property is left excessively dirty or in a disorderly state.

Property Decor and Arrangement

Changing the setting or decoration of the houses (including furniture placement) without prior consent from THE BEACH HOUSE MYKONOS is not allowed. Unauthorized re-arranging may lead to the cancellation of the booking and forfeiture of the entire stay and damage deposit amount. 

Liability for Damages

The Guest is liable for any damage to or the removal or destruction of items in and around the properties, including but not limited to plants, external structures, etc. Guests are expected to respect the Villas and their contents.

Villa items, including but not limited to linen and ornamental items, should remain with the villa. THE BEACH HOUSE MYKONOS reserves the right to ask for or charge the Guest for the relative amount, potentially exceeding the security deposit, if deemed necessary or proven after investigation.

In cases of serious and/or structural damages inflicted to the property by the Guests, which prevent the property from being rented to further tenants/customers, the property administrator will have the right to charge the Guest, besides the cost of actual repairs, also with the full rental fee until such damages are restored, allowing the property to be rented and accepted by further tenants/customers.

Pet Policy

Pets are allowed only with prior consent and approval from THE BEACH HOUSE MYKONOS. THE BEACH HOUSE MYKONOS reserves the right to cancel the rental agreement if a pet is found on the premises without prior consent.

Pets are allowed indoors only under supervision. If left at home while you are away, please use the designated dog house in the backyard and ensure your dog has an adequate supply of water. Guests are responsible for their pet’s cleanliness. Any damages caused by pets to the property will be deducted from the security deposit.

Conservation of Resources

11.1. Guests are expected to conserve water and energy. Please turn off lights, fans, stoves, air-conditioners, water heaters, and TVs when not in use. Water is extremely scarce in the Greek Islands; use it responsibly.

11.2. Electricity and water shortages are not uncommon in Mykonos and may occur. While THE BEACH HOUSE MYKONOS will do everything within its power to reestablish supply or remedy the situation (the villa is equipped with a power generator) it cannot be held responsible for the inconvenience caused by such shortages.

Safety and Damage

Guests are expected to exercise common sense and caution to protect the integrity of the buildings and structures and not expose them to fire, explosives, flammable, or pressurized liquids (e.g., scuba tanks, oxygen bottles, liquefied gas bottles).

In the event of such damage, Guests will be held legally liable, and charges shall be pursued through the Greek Judicial System.

Noise and Disturbances

Guests are expected to be considerate of neighbours and avoid making excessive noise during off hours (14:30-18:00 and 23:30-08:00). Parties are NOT allowed.

THE BEACH HOUSE MYKONOS reserves the right to terminate immediately a lease of a property without any reimbursement if official complaints are received for noise or drunken behaviour during ANY TIME.

Swimming Pool Safety

Guests assume full responsibility for the use of and activities around swimming pools. In the event of an accident, injury, or death, the Guests, by accepting this agreement, waive any future claim against THE BEACH HOUSE MYKONOS. PLEASE NEVER LEAVE CHILDREN UNATTENDED NEAR OR INSIDE THE SWIMMING POOL.

Security and Valuables

You are fully responsible for any valuables left at the property. THE BEACH HOUSE MYKONOS shall not be responsible for any potential loss.

Burglar alarms should be activated, safes used, and suitable care taken against theft and burglary. Ensure all doors, panes, and windows are closed and locked when leaving the accommodation.

In the event of any theft or damage occurring in the property due to your negligence, THE BEACH HOUSE MYKONOS reserves the right to seek compensation from you. If you vacate the property due to a burglary, no refund shall be given unless there is proven evidence of THE BEACH HOUSE MYKONOS’s failure to familiarize you with the anti-burglary systems in the accommodation.

Medical Insurance

We strongly advise having a medical plan that covers any medical expenses in Greece. In case of sickness or injury, we will assist in accessing professional medical assistance as soon as possible.

If you or a member of your family has a serious chronic condition, including severe allergies, you need to inform us in advance. Bring ample supplies of any medication you normally need, as it may be difficult to find them on location.

If you are allergic to bees or wasps, common in Greece during the summer, please inform us and bring suitable medication with you.

Legal Compliance

THE BEACH HOUSE MYKONOS reserves the right to terminate the leasing agreement immediately and choose to reimburse or not, in cases where property management has evidence or receives complaints regarding the impeachment of Greek Law.

Legal Entry Verification

By accepting this rental agreement, the Guests affirm that they have legally entered Greece for vacation reasons only and possess the legal documents to prove it upon request of the Authorities. If this is not the case, the Rental Agreement is canceled immediately, and payment is forfeited in full.

Property Description Accuracy

The descriptions and photographs of the property appearing on the website are accurate and have been prepared in good faith. Note that the information, photographs, and/or video on the website provide a general overall impression of the standard of the property.

Some minor aspects of the property may have changed by the time the Guest arrives, for example, furniture items may have been added or removed. THE BEACH HOUSE MYKONOS cannot accept liability for such changes. While every effort is made to ensure and verify the accuracy of any given information, errors may occasionally occur.

Complaints Procedure

Should the property not meet your requirements for whatever reason, contact THE BEACH HOUSE MYKONOS by telephone on the day of your arrival to attempt to resolve the problem. Complaints received at the end of the tenancy will not be accepted.

If the problem was not resolved to your satisfaction during your stay, put your comments in writing within 7 days of your return. THE BEACH HOUSE MYKONOS will assist in reaching a satisfactory settlement for all justifiable complaints regarding the property.

Even though the Guest is on holiday, the neighbours may not be, and occasionally, building work might commence without prior warning near the property. THE BEACH HOUSE MYKONOS cannot be held responsible for noise or disturbance originating beyond the property’s boundaries or beyond its control. If a source of reasonably obvious noise has been in existence prior to your arrival and we are informed, we will contact you to inform you of the disturbance. 

Equipment and Utility Failures

THE BEACH HOUSE MYKONOS cannot be held responsible for the breakdown of mechanical equipment such as pumps, boilers, swimming pool filtration systems, air conditioning units, nor for the failure of public utilities such as water, gas, and electricity.

Please note that we have a dedicated maintenance team of electricians, plumbers, air conditioning and pool technicians who are ready at hand to resolve any issues or faults as quickly as possible. However, there may be instances where a major failure cannot be remedied instantly or may require parts that are not immediately available.

In the event of all such failures desribed above, our liability shall be limited to the return of the sums paid to us concerning the unused portion of the holiday, calculated on a pro-rata daily basis.

Independent Service Providers

Some service providers are independent contractors and are not representatives or employees of THE BEACH HOUSE MYKONOS. THE BEACH HOUSE MYKONOS is not liable for the acts, errors, omissions, representations, warranties, breaches, or negligence of any such service provider or for any personal injuries, property damage, or other damages or expenses relating thereto.

Safety Measures and COVID-19 Protocols

THE BEACH HOUSE MYKONOS prioritizes our Guest’s safety and adheres to all logical and humanly possible measures to safeguard it. This includes strict adherence to safety procedures and precautions against SARS-CoV-2 (COVID-19), as instructed by the Greek National Public Health Organisation.

Under no circumstances will THE BEACH HOUSE MYKONOS be responsible for accidents or Acts of God that may result in sickness, injury, or death of Guests during their rental. 

Standard of Care

THE BEACH HOUSE MYKONOS is committed to maintaining the property in a functional and suitable condition for Guests. Regular checks, improvements, and standard maintenance procedures are diligently performed to ensure the safety and comfort of all Guests. This includes electricity and plumbing checks, regular laboratory analysis of water quality in both the house and the pool, testing for safety and the presence of bacteria such as Legionella, to ensure the health and well-being of our Guests.

Waiver of Liability

THE BEACH HOUSE MYKONOS assumes no responsibility for accidents, injury, death, or loss, including consequential damages from the rental and use of its properties. By accepting this agreement, you agree to fully legally waive any future claim against THE BEACH HOUSE MYKONOS in case of such events.

Risk of Loss & Indemnification

Guests agree that all personal property, furnishings, personal effects, and other items brought into the Property by the Guest or their permitted guests and visitors shall be at the sole risk of the Guest concerning any theft, damage, destruction, or other loss, and THE BEACH HOUSE MYKONOS shall not be responsible or liable for any reason whatsoever.

Guests hereby covenant and agree to indemnify and hold harmless THE BEACH HOUSE MYKONOS and their agents, owners, successors, employees, and contractors from and against any costs, damages, liabilities, claims, legal fees, and other actions for any damages, costs, attorneys fees incurred by the Guest, permitted guests, visitors, or agents, representatives or successors of the Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by the Guest or family and visitors of the Guest in or about the Property, and the Guest expressly agrees to save and hold THE BEACH HOUSE MYKONOS harmless in all such cases.

If, despite the limitation above, THE BEACH HOUSE MYKONOS, its affiliates or their respective suppliers are found liable for any loss or damage which arises out of or in any way connected with any of the occurrences described above, then THE BEACH HOUSE MYKONOS, its affiliates or their respective suppliers’ liabilities will in no event exceed the greater of the total related rental revenue paid by you at the time of the occurrence.

Jurisdiction

These Terms and Conditions are governed by Greek law. Any dispute arising from them shall be referred to the courts of Athens, Greece.

In the event that any term is declared void or unenforceable by court order, the remaining terms remain unaffected and maintain their validity.

Contract Acceptance

By accepting these Terms & Conditions, the Guests automatically verify their acceptance of the herein Payment Terms & Cancellation Policies and Rental Terms. Whatever is written in the present contract is all that has been agreed between the contractual partners, and there is neither any other oral nor written agreement in any form.
